Welcome, if you have arrived here, you are most likely as fed up with First Port (FP) on Augusta Park (AP) as I am. They appear to have no accountability to anyone and no one appears to have the power/ability to hold them accountable. to do the job that they are being paid to do.
From speaking with Taylor Wimpey (TW), they originally suggested that we created a Residents Association. However, when I looked into it, I found that the Residents Association (RA) could barely do more than we could today.
I have challenged TW to allow us as residents to create a Commonhold Association. They have replied saying that their legal team have concerns that residents with mortgages may face issues mortgaging if we did. While I am doubtful that this is true, TW have agreed that if we can show that 51% of the residents want an RMC, then they will work with us to create it.
Here's the important part - we need the RMC in place before TW leave the development. If we don't, we will be stuck with FP and we will be unable to hold them to account.

Residents Management Company (RMC) is a company that is formed to manage the estate on behalf of the residents. Each property is a shareholder and board is made up of residents. The RMC can do as much or as little as it wants to when it comes to the day to day management. For example, the RMC may choose to appoint a property management company to manager the collection of the service charge to delivering the services and then hold them to account. However, the RMC may choose to collect the Service Charge themselves and appoint the contractors themselves to carry out the work. There are advantages and disadvantages to both, but the key point is that the RMC is in control and accountable to the shareholders (us residents).
We need to show Taylor Wimpey (TW) that the majority of property owners are in support of a Residents Management Company (RMC) being set up. The good news is that so far, when I have been asking people, it appears that the majority are in favour. The bad news, is that collecting people's interest is taking a while and we are at risk of not being able to demonstrate a majority in time.
Yes. If we don't get Taylor Wimpey (TW) to agree and help us set up a Residents Management Company (RMC) before the last house is sold on the development (The Forum), TW will leave the development and handover to First Port (FP) and we will no longer have any control or say in what happens to is.
Personally, I think we receive a poor service today from FP with TW poorly managing them, when TW leave, we will have no say or control in what happens and TW will not care any longer because they have sold their last property on the development.
